Renovation Cost UK 2026: Kitchen, Bathroom, Full House — Real Prices

A cheap quote is not always a fair quote. Renovation costs vary more by finish level than almost any other building work — a “kitchen renovation” can mean £12,800 or £128,000 depending entirely on materials and specification. Here are the real numbers, by zone.

Types of Renovation Covered on This Page

  • Kitchen renovation

Building Control sign-off is always required for removing a load-bearing wall, regardless of price level — a structural engineer’s calculation and Building Control approval are non-negotiable safety requirements, not optional extras.

What’s Included at Every Level

  • Labour and materials for the specified work
  • VAT (20%, included in all figures above)
  • Standard compliance costs where applicable

What’s NOT Included

  • Appliances (kitchen renovation figures are for the fit-out, not white goods, unless explicitly agreed with your contractor)
  • Furniture and soft furnishings
  • Structural surveys (required before any wall removal quote can be finalised)
  • Architect / planning consultant fees — relevant mainly if renovation work is combined with an extension

Combining Renovation With Other Work

Renovation costs on this page are standalone. If you’re planning a kitchen renovation alongside a rear extension (a common combination — knocking through to create an open-plan kitchen-diner), add the extension cost separately using our Extension Cost guide, and add the structural alterations cost above if a wall is being removed to connect the spaces. The calculator tool on this site totals combined projects automatically.

Hidden Costs to Budget For

  • Asbestos survey and removal, if renovating a property built before 2000
  • Rewiring or replumbing discovered mid-renovation once walls are opened up
  • Skip hire and waste disposal — often quoted separately by contractors
  • Temporary kitchen or bathroom facilities during a full renovation

All figures are indicative estimates for budgeting purposes only. Actual costs depend on site conditions, structural survey, planning requirements and contractor pricing. Always obtain at least three written quotes. Costs last reviewed: June 2026. Next review: September 2026.
